Why do Wellington roofs take so much weather?
Wellington sits on open wheat ground in Sumner County, the county that calls itself the Wheat Capital of the World. The town has a long storm memory. On May 27, 1892, an estimated F4 tornado destroyed about 100 homes and 30 businesses in Wellington, according to the city’s history summary, and the Kansas Historical Society notes the storm caused “much damage, injuries and numerous deaths.”
The storms have not stopped. National Weather Service Wichita posted these preliminary reports for Wellington and nearby Sumner County in 2026:
| Date (2026) | Location | What NWS recorded |
|---|---|---|
| March 5 to 6 | Western Sumner County near Mayfield | Tornadoes, top rating EF-2 with 135 mph winds; farm outbuildings and trees damaged |
| April 23 | 3 miles west of Wellington | 1.00 inch hail |
| April 23 | 7 miles SSW of Mayfield | 3.50 inch hail, measured |
| June 13 | Wellington Municipal Airport | 70 mph wind gust |
| June 13 | Wellington | “Lots of tree damage,” per emergency management |
The sources are the NWS Wichita event pages for March 5 to 6, April 23 and June 13.
Water is the other test. Sumner Newscow reported about 5 inches of rain in Wellington on June 18, 2025, and called that summer the wettest in county history. Heavy rain finds every lifted shingle and every tired flashing joint. Even the local school district has been weighing roof work: KWCH reported that the Wellington USD 353 bond plan included “new roofing for every district building that’d be good for 30 years.”

Hail measured 7 miles SSW of Mayfield in Sumner County on April 23, 2026.

What does a roofer in Wellington, KS handle?
Here is what a full service roofer, Wellington KS homes included, should be able to cover. Equity Builders covers the full list below, and because we are a general contractor, one crew and one estimate can cover the rest of the house after a storm.
Roof Repair
Missing shingles, a slow leak around a vent pipe, failed flashing at a chimney, or soft decking near an eave. We inspect the whole roof first, then fix only what needs it.
Roof Replacement
Full tear-off, new decking where needed, underlayment, ice and water shield at the eaves and valleys, new flashing, and shingles or metal.
Hail and Wind Damage
We photograph the damage, tell you plainly whether a claim makes sense, and meet your adjuster if needed.
Also on the Same Estimate
Hail that bruises shingles often dents gutters and cracks vinyl siding too. Our crews are certified to install GAF, Owens Corning, CertainTeed, TAMKO, Malarkey and DaVinci roofing products. That matters because a manufacturer warranty can be void if the install does not meet the maker’s standard. See metal roofing, gutters and siding.
- Metal roofing for homes, shops and farm buildings
- Gutters and downspouts
- Vinyl and fiber cement siding
- Windows and doors
Do you need a permit to re-roof in Wellington?
Yes. The City of Wellington lists re-roofing among the renovations that need a building permit. Wellington runs its own Building and Codes Department at 317 S. Washington Ave., phone 620-326-3871. It issues permits, does inspections and licenses building contractors.
Before work starts with any roofer, Wellington KS homeowners should ask to see the permit number. This process is different from Wichita. Wichita, Derby and most of Sedgwick County go through MABCD, the county building department. Wellington does not. Permits here go through the city’s online portal, where contractors and homeowners submit forms and request inspections. The city does not post roofing fees on that page, so call for the current amount.
The city also warns that unpermitted work may not be covered by property insurers, and that selling a home with unpermitted changes can lead to costly repairs. A roofer who says “we don’t need a permit for that” is a red flag. See the Sumner County roofing guide for Mulvane and nearby towns.

How do you check a roofer in Wellington, KS before you sign?
Start with the state, because every paid roofer, Wellington KS jobs included, must be registered. Under the Kansas Roofing Contractor Registration Act (K.S.A. 50-6,121 to 50-6,138), anyone paid to do residential or commercial roofing in Kansas needs a registration certificate from the Attorney General. State law also requires the roofer to give that registration number to the permit office.
After storms in spring 2026, Attorney General Kris Kobach told homeowners to “make sure their roofing contractor is properly registered before signing any contract,” KWCH reported. His office recommends these steps when choosing a roofer, Wellington KS included:
Search the Registry
Look up the company in the AG roofing registration directory. The status should read In Good Standing.
Get Three Written Estimates
Compare the same scope: tear-off, decking, underlayment, flashing, vents and cleanup.
Check the Complaint Record
Look up the Better Business Bureau file before you sign.
Know Your Right to Cancel
Understand the payment terms first. Report unregistered roofers to the AG at (785) 368-6644.
Equity Builders is registered with the Kansas Attorney General’s Consumer Protection Office, holds Kansas contractor license number 2466, carries general liability insurance and holds an A+ rating with the BBB. Ask any roofer for the same numbers. Our guide to roofing scams lists more warning signs, such as a crew asking for money up front to buy materials. Here is what homeowners have said about working with us:
“I find Equity Builders to be very professional, with a high quality product and a prompt, courteous staff that will go the extra mile.”
“Thank you sincerely from my heart for the excellent work that your company did on my home.”
“Thank you so much for the help you provided on my house. Everyone did a great job.”
Should you repair or replace a Wellington roof?
It depends on the roof’s age, the hail size and how many layers are already on the house. A few rules help:
- Hail size: Haag Engineering found hail starts to damage 3-tab shingles at about 1.00 inch and 30-year laminated shingles at about 1.25 inches. The April 23 hail west of town was right at that line.
- Roof age: the InterNACHI life expectancy chart lists about 20 years for 3-tab shingles and 30 years for architectural shingles.
- Layers: the 2018 International Residential Code (R908.3.1.1) does not allow a new layer over a roof that already has two or more. That roof has to be torn off.
- Decking: soft or rotted boards found during tear-off must be replaced before new shingles go on.

Spot damage on a younger roof usually means repair. Widespread bruising, leaks that keep coming back, or a roof past its rated life usually means replacement. A trustworthy roofer, Wellington KS or anywhere else, should show you photos before recommending either one. Read repair vs replacement and roof decking for fuller checklists, and see the InterNACHI chart.
How much does a new roof cost in Kansas?
No public price list exists for Wellington, so use published benchmarks and then get a written bid. Angi lists a national average of $9,530 for roof replacement, with a normal range of $5,870 to $13,223, or about $4 to $11 per square foot. The 2025 Cost vs. Value report for Wichita models a large 30-square asphalt tear-off at $28,123. That is an upscale model, not a typical Wellington bill.
Home values shape the decision. The U.S. Census Bureau puts the median value of an owner-occupied home in Sumner County at $135,100 for 2020 to 2024, per Census QuickFacts. On a house in that range, the roof is a big share of the value, so a clear written scope matters. Every roofer, Wellington KS or Wichita based, should put the price in writing. See our roof replacement cost page.
Angi’s normal range is $5,870 to $13,223, about $4 to $11 per square foot. A benchmark, not a Wellington quote.

How do insurance claims work for a Wellington roof?
Before you call a roofer, Wellington KS homeowners should read their deductible. The Kansas Insurance Department says many policies carry a separate wind and hail deductible that is “generally one to two percent” of the insurance on the structure.
Kansas rule K.A.R. 40-1-34 sets claim timelines. The insurer must acknowledge your claim within 10 working days and finish its investigation within 30 days unless it explains why it cannot. It must also accept or deny the claim within 15 working days after proof of loss.
Some policies carry a cosmetic damage exclusion for dents that do not let water in. A 2025 Minnesota federal ruling applied that wording to hail-dented metal, but the U.S. Eighth Circuit vacated that ruling on July 27, 2026. Neither decision is Kansas law, so read your own policy. Questions about a claim can go to the Kansas Insurance Department at 800-432-2484.
Never let any roofer offer to “cover” your deductible. Our guides on deductibles and what to do after a hailstorm walk through the steps.
On a home insured for $150,000, a one to two percent wind and hail deductible means $1,500 to $3,000 out of pocket before the policy pays.

When is the best time to replace a roof in Wellington?
If you are booking a roofer, Wellington KS weather gives you two good windows, and late summer into fall is usually the easiest. Shingles seal best in warm sun. GAF says its shingles should be installed at “at least 40°F,” and below that the sealant strip will not activate on its own, so crews must hand seal each tab. Wichita’s NWS climate normals, the closest official record to Wellington, show October averaging 70.8 F for a high and 47.2 F for a low, with the first freeze on average between October 20 and November 4.
Winter can be cheaper. JobNimbus, a roofing software company, calls December through February the slow season, with “shorter wait times and more competitive pricing.” The trade off is cold days and hand sealing. Spring is the hardest time to book, because the Kansas storm season peaks from April through June and every roofer’s phone rings at once. See the best time to replace a roof in Kansas.
GAF’s recommended minimum for installing shingles without hand sealing.
Average October high in the Wichita area, per NWS 1991 to 2020 normals.

Roofer Wellington KS questions from homeowners
What is the 25% rule for roofing?
It is a Florida rule, not a Kansas one. The Florida Building Code says no more than 25 percent of a roof section may be repaired or replaced in 12 months unless the whole section meets current code, as J.S. Held explains. Kansas has no matching statute. In Wellington, the city permit and your policy decide the scope.
What do roofers charge an hour?
Most roofers do not bill by the hour. They price by the square, which is 100 square feet of roof, or by the job. Angi lists replacement at about $4 to $11 per square foot nationally. Small repairs are often a flat fee, so ask for a written quote.
Is a roofer from Wichita too far for Wellington?
No. When you hire a roofer, Wellington KS distance matters less than paperwork. Wellington sits just south of Wichita off the Kansas Turnpike and US-81. What matters more is a valid Kansas AG registration, a city permit, a written estimate and a contractor who will still answer the phone after the storm crews leave town.
How soon after a hailstorm should I get my roof checked?
Soon. Hail bruises can take weeks to show up as a leak, and many policies set deadlines for reporting a loss. Take photos from the ground, then book an inspection. Do not climb a wet or damaged roof yourself.
